The VA home loan program is one of the most valuable benefits available to veterans, offering the ability to buy a home with no down payment and no private mortgage insurance. Eligibility is based on service length and character of discharge, with most veterans who served at least 90 days during wartime or 181 days during peacetime qualifying. National Guard and Reserve members may also qualify after six years of service or 90 days of active-duty service.

The VA does not lend money directly. Instead, it guarantees a portion of the loan, which allows private lenders to offer favorable terms. You will still need to qualify based on income, credit, and debt-to-income ratios, but the VA's backing makes lenders more flexible than they would be for a conventional loan. The Certificate of Eligibility (COE) confirms your entitlement to the program and is required before closing.

Most borrowers pay a VA funding fee, which helps keep the program running without taxpayer subsidies. The fee varies based on down payment amount, whether it is your first VA loan use, and your service type. Veterans receiving VA compensation for a service-connected disability are generally exempt from the funding fee entirely — a significant savings that many eligible borrowers do not know about.

Not all lenders handle VA loans equally well. Look for lenders who specialize in VA products and who understand the unique appraisal and inspection requirements. The VA appraises the property to confirm it meets minimum property standards, which can cause delays if the seller is unwilling to make repairs. Shopping multiple lenders for the best rate and fees is just as important with a VA loan as it is with any mortgage.
